Collins Law assists tenants with recovering security deposit refunds that their landlord has failed or refused to return.  Under Alabama law, a landlord may receive money as security for tenant's obligations under a rental agreement.  Upon termination of the tenancy, the landlord may apply the security deposit to  accrued rent or damages that the landlord has suffered due to the tenant's actions.


However, the landlord must follow specific steps in returning security deposits that are due to his or her tenants.  If a landlord has not provided the tenant with an itemized accounting or has not returned a security deposit within a period of time set out by law, the landlord may be required to pay to the tenant double the amount of the security deposit.  The tenant must claim the security deposit within a certain amount of time.
